When is the best time to have sealcoat my
parking lot or driveway?

Since this type of work is obviously performed outdoors, temperature is a factor in determining when work can
be performed. Optimal times for all work would be between April 1 and November 15th.

Why should I seal my driveway or parking lot?

most likely will find a protective coating on it. This is also

How long after paving should I wait to sealcoat?

Sealcoating your new asphalt within a year of paving will greatly extend it's service life. However, your new asphalt surface should be allowed to cure for 90 days prior to applying sealer.

Do I have to be home to have my driveway sealcoated?
No, just make sure that the area to be sealcoated is
clear of all vehicles, boats, etc. Most customers are not
at home when work is being done. We do not need to
be in your home, only on the driveway.

After completion, how long should I stay
off the newly sealcoated area?

The usual time to stay off the newly sealcoated surface
is 24 hours. Shaded driveways may take longer to dry.

Should I turn off my sprinkler system
prior to the work being done?

Yes, all sprinklers should be turned off prior to sealcoating. Water will ruin the sealcoated surface.

What if it rains before the sealer has completely
cured and ruins the newly sealcoated surface?

Unfortunately, predicting the weather can be quite a challenge. If it rains after we sealcoat your asphalt
surface we will gladly redo the entire surface at no
